Front Elevation

The Goodman Residence was a remodel of the oldest home in Naples, Florida. The home was built in 1884 and is located on Naples Beach overlooking the historic Naples Pier. This home was connected to the historic Haledmen Estate for which the Naples Pier was constructed to bring materials from ships in the Gulf of Mexico and essentially founded Naples. A portion of Haledmen Estate was cut away from the original estates structure and subdivided around 40 years ago due to family fighting. This portion of the estate was then sold and has had various owners including Hollywood directors and Nascar racecar drivers. The original home has been featured in Home and Garden magazine and Architectural Digest. Jo and Norm Goodman purchased the property four years ago and decided to remodel the home. The time of conception to completion has been almost 3 years.

The nature of the project was to completely renovate the home from the ground up but to stay within the original footprint of the existing home. There is still almost 850 square feet of the original home still incorporated into the design, after the demolition portion of the project was completed, extensive termite and water damage was repaired throughout the existing home, new electrical, plumbing, and mechanical were updated as well as several windows were changed out. The bathroom within the existing structure was gutted and completely renovated.

The center section of the home (Garden Room) incorporated the existing floor truss system, which had to be termite and water damage repaired as well, and the existing floor truss system was raised up almost two foot and concrete block stem wall was installed in place of the existing spot footings, then the existing floor truss system was lowered down onto the stem wall.

In addition 25% of the first floor of the home is concrete. Local building officials wanted the concrete structure to be totally independent from the wood frame part of the structure, there is a two-inch air gap that surrounds the concrete portion of the structure which had to be hidden in the design.

The Goodman Residence more than qualifies for Best Single Family Remodel due to the history of the home and nature of the difficult retrofitting necessary to bring a home built in 1884 up to 2004 standards. The pictures speak for themselves.
